Fire Engineering Performance Solutions
Fire engineering performance solutions are crucial for the current build environment. They allow us to design unique buildings that are safe. At CJK Fire & Safety we use a holistic approach and take time to understand the client’s ideal design. If engaged early, we assist during the design stage and advise on options to overcome compliance hurdles. We are also able to assist when it comes to identified non-compliance issues within existing buildings. This can be due to voluntary upgrades or Council or Fire Brigade notices or Fire Safety Orders. Typical fire engineering designs include extended travel distances to fire exits, compromised fire separation, reduced fire-resistance level, use of combustible materials, installations that vary from tested prototypes, omission of fire safety equipment, locations of fire-fighting equipment, proximity of external walls to fire-source features and much more.
Temporary Fire Safety Strategies
All buildings have approved fire safety strategies when they are completed. During repair or construction works, some elements that form part of the main fire safety strategy may become temporary unavailable. Therefore, it is advised to document and follow a temporary amended fire safety strategy that can be implemented until building works are fully completed. At CJK Fire & Safety we are experienced in developing such strategies for large commercial buildings, office buildings, theaters, and exhibition halls.
Fire Safety Upgrade Strategies for Existing Buildings
Buildings are generally built and designed with a purpose in mind, however over time they often change owners and use. In addition, legislation is amended over time and a building compliant today, may not meet legislative requirements in future. There is no “one-fits-all” solution for existing buildings therefore each of them requires a detailed assessment and a customised approach. Often, the fire separation is not sufficient, or the smoke detection system outdated. Sometimes, a change of use triggers different requirements for external walls and window openings or installation of additional equipment. Whilst compliance with the current version of the Building Code of Australia is not always possible, we ensure that buildings we assess reach and acceptable level of safety. Our previous projects are inter alia, fire safety upgrades due to fire safety concerns raised by Councils and Fire Brigades, changes from a residential use to office and vice versa, building extensions, post-fire upgrades and defects rectifications in aged care facilities and hospitals.
Fire Risk Assessments
Risk is defined as a product of a probability of occurrence and consequence. Fire risk assessments are an important tool to identify areas where fire safety danger is present and mitigate it. Risk assessments are conducted for new and existing developments or can involve analysis for an event or entertainment show. Hereby, we are looking into how likely a fire incident is to occur and if it does, what consequences it could potentially have for the building occupants, fire fighters and the building.
Combustible Cladding Risk Assessments
Combustible cladding installed to external building facades is currently under investigation in worldwide. This is majorly due to installation of combustible aluminum composite panels and combustible insulation to form the external façade, which got involved in large fires in Australia and overseas. Whilst the updated legislation, prohibits the use on non-conforming products on new developments, exiting installations can be subjected to risk assessments to identify areas requiring removal or treatment. CJK Fire & Safety has been conducting risk assessments for all types of buildings using various methodologies accepted within the industry. We have been able to successfully demonstrate that not all cladding needs to be removed and alternative risk mitigation methods are possible. Combustible cladding risk assessments require close collaboration with the project stakeholders, sample testing and development of building-specific fire safety strategies.
Peer Review Reports
Not all projects involving fire engineering are straight forward and hence often project stakeholders will agree to engage and independent fire engineer to review the proposed solutions and provide input to ensure that correct issues have been addressed and that the assessment was done correctly. Clearly, there is always more than one way of developing a design solution, however an independent peer reviewer can assist in improving it. We use peer review guidelines when providing peer review services and see our role as peer reviewer in assisting the project team in finding the most feasible solution for a project.
