National Construction Code (NCC) 2025

The NCC 2025 is now available. This new edition includes changes to:

  • Carpark fire safety: Sprinkler protection for open deck carparks (other than stand-alone open deck carparks) and reduced scenarios where concessions to fire resistance levels (FRL) apply.
  • Structural reliability and fire safety Performance Solutions
  • Combined sprinkler and hydrant systems: Plastic pipe is not to be used above-ground in combined sprinkler and hydrant systems.

Some of the changes proposed in the initial public draft that have NOT been included are regarding:

  • Residential energy efficiency
  • Electric vehicle (EV) charging
  • Fire separation of roofed outdoor areas

Although the NCC 2025 is available, the states and territories choose when they wish to adopt it.

Queensland has included a variation in Schedule 7 of NCC 2025 and will delay commencement until 1 May 2027. NCC 2022 remains in force until then.

NSW will also delay adopting the NCC 2025 until 1 May 2027, and plans on making a number of variations. NCC 2022 remains in force until then.
